A property manager is responsible for the care and oversight of a property. This includes tasks such as maintaining the property, collecting rent, and dealing with tenant issues. At Rosenheim, we are also responsible for marketing the property and finding new tenants.

We use a variety of methods to find tenants for your property. This includes advertising the property on the portals, working with our real estate agents, or using word-of-mouth marketing. We also hold open houses or other events to generate interest in the property.

We use a variety of methods to screen tenants for your property. This includes conducting background checks, verifying employment and income, and checking references. We also require a security deposit from the tenant.

If there are problems with the tenant, we will be responsible for dealing with the issue. This may involve speaking with the tenant to try and resolve the issue, or taking legal action if necessary. We may also have to evict the tenant if they fail to comply with their lease agreement.

We schedule an inspection with the tenant prior to entering the unit. The inspection will be conducted during normal business hours and the tenant will be given at least 24 hours notice. We also use this opportunity to ensure that the unit is still in good condition and that there have been no major changes or damage since the last inspection.

If the tenant damages the property, they will be responsible for repairing the damage and/or paying for the repairs. We work with the tenant to determine who is responsible for what costs and will develop a plan for repairs. In some cases, the damage may be severe enough that the tenant will be required to move out of the unit. In this case, we work with the tenant to find a new place to live and will help with the moving process.
